Overview:
The Property Operations Coordinator is responsible for overseeing daily property management tasks with a focus on rent collection, legal compliance, and tenant relations. This role serves as a point of contact between property ownership and tenants to ensure smooth operations, prompt issue resolution, and adherence to lease terms and regulations.
Key Responsibilities

- 1. Rent Collection & Financial Coordination
- Collect monthly rent payments through checks, online portals, and other accepted methods.
- Enforce late fees according to lease agreements and follow up on delinquent accounts.
- Coordinate with tenants on payment timelines and document payment promises (e.g., payment by Saturday or next week).
- Maintain records of received payments and related communications.
- Review and log tenant-submitted invoices (e.g., for repairs such as AC fixes) with appropriate documentation.

- 2. Legal Compliance & Lease Enforcement
- Manage lease enforcement, including addressing violations and initiating corrective actions when needed.
- Ensure compliance with fair housing laws, city inspection requirements, and other local/state regulations.
- Coordinate the eviction process when necessary, including documentation and communication with legal professionals.
- Stay updated on evolving landlord-tenant regulations and apply them in daily operations.

- 3. Tenant Management & Leasing Support
- Assist with marketing vacant units through listings and advertising platforms.
- Conduct property showings for prospective tenants.
- Handle tenant screening including application processing, background checks, and reference verification.
- Prepare and execute lease agreements and renewal documentation.
- Maintain positive tenant relationships by responding to inquiries and concerns in a timely and professional manner.

- Experience using property management systems or payment portals.
- Previous experience in real estate, leasing, or property administration preferred.
